Jeff has served a diverse clientele over his 34 years in the real estate business. He has served several of those clients for over 20 years. Understanding and implementing a strategic plan to the acquisition, entitlement, development and disposition of real estate assets has been the base of his business model. "You are what you repeatedly do. Excellence is not an event - it is a habit." Jeff began his real estate career in 1975 while completing a BS degree in Accounting from the University of Utah. Having received offers from three top accounting firms a decision was made to take the education and apply it to the real estate industry. Since 1979 his primary focus has been on the acquisition, development or redevelopment, and disposition of land and investment properties in the intermountain area. From this focus Jeff has closed in excess of 500 transactions. Primary market focus has been to work with national, local and private investors/developers, family trusts, and estates. A few named clients would be Inland Real Estate, Lend Lease (GMAC), Tate Development, J. D. Mercer & Company, Daystar Development, Gilad Development, Reynolds Brothers, Technology Properties, Phillips Petroleum, Chevron, Nupetco, Jordan School District, Utah State Retirement Fund, et al. In 1983 Jeff received the CCIM (Certified Commercial Investment Member) designation through the National Association of Realtors and became Utah Chapter president in 1985. During the late eighties to better understand the relationship of an investors total investment portfolio Jeff obtained his Series 3, 7, 63 and 65 securities licenses (currently inactive). Years of experience through many diverse and varied real estate markets gives Jeff a rare long-term perspective of real estate cycles and their impact on a clientâs wealth position and life dynamic. The next two to three years are critical to any investor/developer for asset preservation. It will be imperative to act rationally based on the most current market information and analysis. Together with NAI Jeff will provide that service while working to enhance client confidence and satisfaction. This experience coupled with an in depth understanding of the financial and psychological components of investing and solid work ethic have contributed to his loyal client base. Jeff operated his own brokerage company, JHB Realty Advisors for over 16 years. To enhance client service, Jeff joined NAI WEST. He is now able to provide his clients a complete menu of real estate services from acquisition, development, entitlement, and value add management to the ultimate resale of the asset to maximize overall return of and on time and capital invested. Jeff's axiom has always been, "Investment success through focused diversification and strategic duplication." Understanding the mechanics of this dictum has and is bringing his clients desired results to fruition as he continues to maintain his leadership position in the marketplace. There has yet to be an assignment too big, too difficult or too complicated as to frustrate a client's desired outcome. The important part of any investment plan lies in the understanding of a client's ultimate wants and needs coupled with the proper entrance, management and exit strategies to bring the experience to a satisfactory conclusion. An unknown author coined the phrase, "If you don't have a firm vision of the future, then your future threatens to be a repeat of the past." |
